The Demolition Safe Work Method Statement (SWMS) is a comprehensive document outlining the safety steps for demolition of Plant and Structures. This SWMS details the risk management processes and procedures that need to be followed when preparing to demolish structures and plant (not including the disassembling of formwork, scaffolds or other temporary structures used in construction or the removal of light, power or telecommunications towers).

Remember: The content of the SWMS should be refined over time and include consultation with workers and other persons conducting a business or undertaking. Prior to each new activity, the SWMS must be reviewed and revised to ensure it applies to the high risk construction work and the actual site you are working at.

This SWMS is designed to be used as an accompanying document to task specific SWMS and does not cover:

  • Use of plant or machinery (e.g. excavators, cranes, elevated work platforms)
  • Specific work tasks (e.g. using power tools, erecting scaffold)
  • Use of explosives 
  • Work in Confined Spaces
  • Working At Height
  • Managing Noise & Hearing Loss in the Workplace.

Due to the high-risk nature of demolition work, specific SWMS will need to be implemented for these tasks / undertakings prior to commencing any activity.

Demolition Work may include ‘high risk’ construction tasks such as the removal of asbestos, materials containing lead or PCB, or working at heights, (a full list of regulated ‘high risk’ activities is defined in s291 Work Health and Safety Regulations 2011). If any of these listed activities are undertaken as part of a project, a dedicated SWMS must incorporate that activity.

Demolition works may require a licence. Check with your local Work Health and Safety regulatory body and the National Occupational licensing system authority (NOLA) to seek advice. Further licences may also be required for certain activities such as using explosives or other high risk work.

Note: Written notice must also be provided to the regulator at least five (5) days prior to the commencement of demolition work if the following conditions apply:

Demolition of a load bearing structure, or a part of a structure, where the structure is greater than six (6) metres in height; or
Demolition work that involves load shifting machinery on a suspended floor; or Demolition work involving the use of explosives.
